Four things send people here. They changed brokerages and the old site went with it. They won a listing they were embarrassed to send anywhere. They lost a listing presentation to somebody with a better site. Or a real photo and video package is about to land and there is nowhere to put it.

A site does not bring a luxury agent strangers. It converts the referrals and the people who already know you, and it wins the listing appointment, which is where the money actually is. We would rather say that on the first call than have you measure it against a lead machine in ninety days.

In the build

  • A site in your name, on your domain, that moves with you if you ever change brokerages.

  • Custom design. Homepage plus up to five interior templates, and a full design system under them.
  • Copy for every page, written from our interview with you, including up to three neighbourhood or area pages.
  • A CMS in your name, with your own listings and a sold collection you edit yourself. We build the fields, load the first ten listings and record the walkthrough.
  • IDX search at search.yourdomain.com. The vendor hosts the results, we wrap them in your header and footer, and we style them as far as the vendor allows.
  • The MLS display rules built into every page we build, and checked on the vendor's search pages before we submit. Your brokerage on every listing, the disclaimer as written, the MLS logo, the listing source, and a visible last updated time.
  • Your brokerage's licensed name next to every phone number, email and address on the site, which Florida requires. We put it next to every form as well.
  • Submission to the MLS, and one round of corrections after their audit.
  • A Fair Housing copy document prepared for your broker to approve, and the approval filed.
  • One CRM integration, tested with a real submission that actually arrived.
  • Metadata, schema, sitemap, redirects from the old site, and a speed target in the contract.
  • An accessibility pass on everything we control, plus a written test of the IDX widget and what it failed.
  • Analytics with an event plan, live before the switch.
  • Two launches. Brand first, search second.
  • Recorded training, written handover, every account confirmed in your name, and thirty days of support.

Not in the build

None of this is a no. Each one is a separate line, and we price it when you ask.

  • A logo or a brand identity. If the brand needs building first, we can do that too, as its own engagement, scoped and priced before the site starts.
  • Photography and video. We have a photographer on hand, quoted separately.
  • Ongoing SEO, blog posts, and content after launch.
  • Paid media, ad creative, and social.
  • CRM setup, nurture sequences, dialers, lead routing.
  • A second MLS, or a second language.
  • Microsites for the other agents on your team.
  • The IDX subscription, the MLS feed fee and hosting. Those stay on your own accounts, in your name.
  • Speeding up the MLS. Their approval takes as long as it takes, and we plan around it.
  • Legal review of Fair Housing copy. We write it, your broker approves it, and approved content is the broker's call.
  • Any listing whose photography rights you cannot confirm.

How this one works

What is different about real estate.

Two launches, not one

Your new site does not wait on the MLS. It goes live on your date, once your broker has signed off the copy. The market search goes live when the MLS approves it, and we build the two so they can happen separately, because the second one waits on a review nobody in the room controls.

The MLS approval takes as long as it takes

So you always know where it sits. We submit the display build and they audit it. Sometimes that comes back in a week and sometimes in nine, and one round of corrections is already in the price. We tell you the day we submit, and we build everything else around it.

The listings follow the MLS rules, so the site stays up

The MLS has rules about how every listing is shown, and a site that breaks them gets pulled. So we build to the rules from the start on every page of ours, and check the vendor's search pages against the same list before the MLS looks: your brokerage's name beside every phone number and form, the listing's source and the required disclaimer word for word, the MLS logo, and a visible last updated time. Built in, not bolted on after somebody complains.

Will my listings show up automatically?+

Your own, yes, once the feed is on. Every listing in the market, also yes, once your MLS approves the display. One thing worth knowing up front: sold, expired and withdrawn listings have to come off inside the window your MLS sets, and any seller who opted out never appears at all. So it will be accurate rather than complete. Nobody's is complete.

Will it get me leads?+

It converts people who already found you, and it wins the listing appointment. Bringing you strangers is advertising and content, and that is a separate spend with a separate plan. We would rather tell you that now than have you judge the site in ninety days against something it was never built to do.

What does it cost me every month after launch?+

The IDX service, the MLS feed fee, and hosting. All of it in your name and paid by you, and in South Florida the MLS side of it is small. We put the real numbers in the proposal so there is nothing to discover in month two. A care plan with us is on top of that and it is genuinely optional.

Why is this more than the free site my brokerage gives me?+

The brokerage site is a template with your headshot in it. Every agent in your office has the same one, and it is not yours. If you move, it goes away, and the leads on it belong to the brokerage. What we build is in your name, on your domain, on your accounts, and it moves with you. It also looks like you rather than like the company.

Do you build sites for new developments?+

Yes, and it is its own job. A teaser page while the project is in pre-sales, then a launch site with the renderings, the floor plans and what is still available. It starts with the same call and is priced after discovery.
